ConnectLettings runs a whole UK tenancy from one app — listing, referencing, agreement, deposit, inventory, rent, repairs and move-out. The core is free to use, with no subscription and no commission on your rent. Below are the 52 questions landlords and tenants ask most.

Getting started

Signing up, adding your first property, and finding your way around.

What is ConnectLettings?

ConnectLettings is an app for private landlords in England that runs a whole tenancy in one place — listing a property, referencing tenants, drawing up and signing the agreement, recording the deposit, the inventory, rent and repairs, and the move-out. It is built for landlords who let directly rather than through an agent, so there is no commission and no percentage of your rent. Your tenants use the same app, free.

How many properties do I need to use it?

One is enough. The app is built for landlords with a single property as much as for portfolios, and there is no minimum, no setup fee and no per-property charge. Properties and tenancies are unlimited on the free tier.

How do I sign up as a landlord?

You create an account in the app, with an email address and password or with Google — or Apple on an iPhone — and choose Landlord when you are asked, because that decides which dashboard you see. No card details are needed to start. We are opening access in stages: join the waitlist and we will email you when you can sign up.

How do I add my first property?

In the app, open Services, then Add Property, and choose Quick Add (the essentials on one screen) or Full Listing (photos, description and features, ready to advertise). Find the address by postcode. The EPC rating and expiry can be looked up from the government register, and you can upload a floorplan to have the rooms read in for you.

How is the app laid out?

There are four tabs along the bottom. Dashboard shows your properties and what needs you — rent due, repairs, compliance and referencing. Tenancies lists every tenancy as Active, Upcoming or Past. Alerts splits into Needs you, the things waiting on you, and Activity. Services holds everything else, grouped On a Property, On a Tenancy and On Your Account.

Can I use it on more than one device?

Yes. Your data is tied to your account rather than a device, so you can move between phones and platforms and see the same portfolio. Signing out and back in restores everything.

What it costs

The free tier, the handful of paid extras, and where the catch is not.

Is ConnectLettings really free?

Yes — the core of the app is free, with no subscription, no trial period and no card required. Unlimited properties and tenancies, ConnectListing adverts, enquiries and viewings, the move-in and move-out steps, building tenancy agreements and inventories, rent tracking, repairs, compliance reminders and the Letti assistant all cost nothing. A small number of extras are charged individually — including sending an inventory report to your tenant and e-signing — and you only pay when you use one.

What do I actually pay for?

Four things, each priced per use. Tenant referencing is £10 per applicant for an Express Check or £20 per applicant for a Complete Reference. Publishing a listing to Zoopla is £20 per listing. E-signing a tenancy agreement is £15 per agreement. Sending an inventory report to your tenant for review — with its PDF and e-signing by every party — is £10 per inventory report. Building agreements and inventories in the app, and the agreement’s PDF, are free.

Does generating a tenancy agreement cost anything?

No. Building and editing a tenancy agreement is free, and you can produce it, read it through and share the PDF without paying. The only charge is for e-signing it (£15 per agreement), which gives every party a legally signed copy, an audit trail and a certificate of signature.

Is VAT added on top?

No. ConnectLettings is not VAT registered, so the prices shown are the prices you pay and no VAT is added at checkout.

How do I pay, and can I pay in advance?

You pay for each item at the point you use it, by card, through our payment provider, Stripe. There is nothing to pay in advance and no subscription.

Can I use a discount code?

Yes, if we have given you one. Enter it on the payment screen before you pay. Each code works only on the service it was issued for, and some codes are issued to one landlord only. A code has no cash value and cannot be used on a balance top-up.

So how do you make money?

Only from those paid extras. There is no subscription, no commission on your rent, no fee taken from a deposit, and we do not sell landlord or tenant data. If you never reference a tenant, never list on Zoopla, never send an inventory report and never e-sign an agreement, you pay nothing — that is the whole model.

Am I locked in?

No. There is no contract and no notice period, because there is no subscription to cancel. Your signed agreement, your inventory reports and the documents shared with a tenancy can be downloaded as PDFs, and you can stop using the app whenever you like.

Cancellation and refunds

When money comes back, the cooling-off right, and how to ask.

Can I get a refund?

Yes, where the work has not been done. Cancel a reference before it goes to the referencing provider and you get a full refund; the same applies to agreement e-signing while nothing has been sent for signature, and to an inventory report until it has been sent to your tenant or for signature. If a service cannot be performed at all, you are refunded in full. Once a service has been performed — the reference has run, the listing is live, the inventory report has gone to your tenant, the documents have gone for signature — it is not refundable, because the cost has been incurred on your behalf. Duplicate charges or billing errors on our side are always refunded in full.

Full refund & cancellation policy

Do I get a 14-day cooling-off period?

You have the usual 14-day right to cancel services bought online, but on these services it ends early. Each one is carried out as soon as you buy it, at your request — you tick a box saying so before you pay — and once it has been carried out the right to cancel ends. That moment is when the reference is submitted, when the listing goes live, when an inventory report is sent to your tenant, or when a document is sent for signature.

What if I pay and the service does not work?

You are not left out of pocket. If Zoopla will not publish a listing after you have paid, you are refunded automatically. If a reference cannot be submitted to the referencing provider, you are refunded in full; once it has been submitted it is not refundable, even if the applicant never completes it, because the provider charges us at that point. If a signing request fails to send, nothing is used up and you can send it again at no further charge.

How do I request a refund?

Email support@connectlettings.com from the address on your account, quoting the payment reference from your Stripe receipt. We respond within 5 working days, and an approved refund goes back to the card or account you paid from, normally within 5 to 10 working days depending on your bank.

Full refund & cancellation policy

How do I cancel my account?

There is no subscription to cancel, so you stop paying simply by not buying anything. To leave entirely, delete your account in the app under Profile, then Delete my account. We then delete your personal data or pseudonymise it, except records the law requires us to keep, such as tenancy and payment records.

Does this affect my statutory rights?

No. Nothing in our refund policy limits your statutory rights, including the right under the Consumer Rights Act 2015 to have services carried out with reasonable skill and care. If we fall short of that, you may be entitled to have the service done again or to a reduction in price, whatever the refund table says.

Listing and finding tenants

Advertising a property, handling enquiries and referencing applicants.

Which portals can I list on?

ConnectListing, which is free and goes live straight away, and Zoopla, which is £20 per listing. You write the description once — or have one drafted for you — add your photos, preview the listing and publish. Rightmove is not available yet.

What happens when someone enquires?

Enquiries from Zoopla and ConnectListing arrive in one list, Manage Enquiries, appear under Alerts as something that needs you, and are emailed to you. Open one to call, email or book a viewing, and shortlist the applicants you want to take forward.

Can I manage viewings in the app?

Yes. Book a viewing from the enquiry and the date and time are emailed to the applicant. Afterwards you record whether they came and whether to shortlist them; shortlisting carries their details into tenant referencing. Each property on your dashboard shows how far it has got — added, listed, applicants, let.

What does tenant referencing check?

An Express Check covers identity and credit, including CCJs, bankruptcies and insolvencies. A Complete Reference adds affordability against the rent, an employer or income reference and a previous-landlord reference. Most references come back within 24 to 48 hours once the applicant responds. Referencing is carried out by Let's Safe using human and credit-bureau checks, not by AI.

How referencing works

Does a reference decide who gets the tenancy?

You do. A reference comes back with a grade — pass, caution or fail — and the report behind it, but offering the tenancy is always the landlord’s decision. The app never rejects an applicant on your behalf.

Setting up a tenancy

Agreement, Right to Rent, deposit protection and the move-in inventory.

How do I set up a new tenancy?

Open the Tenancies tab and tap New tenancy — or start it from a completed reference, which fills in the tenants, rent and start date for you. Tenancies are periodic, so there is no end date to enter. The tenancy stays Upcoming while you work through the eight move-in steps: invite the tenants, request their documents, serve the statutory documents, prepare and sign the agreement, record the deposit and first rent, do the move-in inventory, hand over the keys, and start the tenancy. Your tenants accepting the invitation does not start it — you do.

Can I edit the tenancy agreement before it is signed?

Yes. Building and editing the agreement is free, and until you have shared it with anyone you can change it as often as you like. After it has been shared, a correction is made by cancelling it and issuing a replacement. E-signing (£15 per agreement) sends it to every party to sign and produces the executed copy with its audit trail.

Does the app handle Right to Rent?

The app does not carry out the check. You can ask each tenant for their Right to Rent evidence through Request Documents, and what they send is kept with the tenancy. Checking it correctly, and before the tenancy starts, remains your legal responsibility as the landlord.

How does deposit protection work?

You protect the deposit with your scheme — DPS, mydeposits or TDS — as you do now, then record it in the Deposit & First Rent step. The app produces the prescribed information from what you have recorded and shares it, with the scheme certificate, with every tenant. A deposit must be protected, and the prescribed information given, within 30 days of receiving it; the app counts the days for you.

What does the move-in inventory involve?

Build the inventory room by room in the app, copy the property’s saved master inventory, or upload a report from an inventory clerk. Building and viewing it in the app are free. Sending it to your tenants, its PDF and e-signing come with the inventory report (£10 per inventory report). You choose how long your tenants have to review it; they agree or disagree item by item, with comments and photos, and you reply. Then you publish the final report and every party signs it electronically. A clerk’s uploaded report is shared with your tenants free, as it is, without a review round or e-signing.

Running a tenancy

Rent, repairs, inspections, compliance and notices.

How do I track rent?

The Rent screen shows each month as paid, part paid, upcoming or overdue, and you record each payment as it arrives, including a part payment. The app does not collect rent on your behalf — your tenant pays you directly as they do now, and you record it so the tenancy has an accurate payment history.

How do repairs work?

Your tenant reports a repair from their app, with photos, and it appears on your Repairs list. You assign one of your preferred tradespeople and send them the job by WhatsApp or email with the photos, book the visit — your tenant is told — and record the cost and invoice. You can also log a job yourself, including a routine service or a job on an empty property.

Does it help with Awaab's Law timelines?

Repairs reported as a hazard, such as damp and mould, get target dates to investigate and to put right, and they show on the repair so neither of you loses track. The app presents these as target timescales rather than legal deadlines while the extension of Awaab’s Law to private renting is confirmed.

Will it remind me before a certificate expires?

Yes. Upload a certificate under Documents and the app reads its expiry date for you to confirm. Compliance then shows what is valid, expiring or missing, and you are reminded before a certificate runs out. You can change how much notice you get for each one.

Can I run inspections during a tenancy?

Yes. Book an inspection and your tenant is told by email and in the app. On the day, a walk-round checklist records what you found, and the completed checklist is saved to the tenancy’s documents as a PDF. You can also record a mid-tenancy inventory.

Does it handle notices?

The app does not serve notices. Once you — or your tenant — have served one, Record Served Notice keeps what was served, when, how and on whom, so there is a dated record against the tenancy. It can also open a draft email in your own mailbox for you to send. Recording a notice is what opens the move-out steps.

Ending a tenancy

What happens at move-out?

The move-out steps open once a notice has been recorded. There are seven: record the served notice, work out the final rent and any arrears, hand back the keys, take the tenant’s forwarding address, do the move-out inspection — built on the check-in inventory you both agreed — work out the deposit deductions and return, and end the tenancy.

How do deposit deductions work?

The deductions step pulls in what the move-out inspection, the key handover and the final rent recorded, and you can add or remove lines. The app works out what to return, and the figures go to your tenants by email for them to reply. Fair wear and tear is not a deduction, and it is for you to show why a deduction is fair — which is what a check-in inventory your tenant agreed is for.

What if the tenant disputes a deduction?

Disputes are handled outside the app, through your deposit scheme’s free dispute service. The app keeps the evidence an adjudicator weighs — the agreed check-in inventory with its photos, the move-out inspection and the handover record — and you can download it.

Compliance and the law

The Renters' Rights Act 2025, the PRS database, and where our limits are.

Does ConnectLettings cover the Renters' Rights Act 2025?

Yes, in the places it changes your day-to-day work. Tenancies are periodic with no fixed end date, possession is recorded against Section 8 grounds only, and there is a place to record your Private Rented Sector Database and ombudsman registration. We update the app as the rest of the Act is brought in.

Which documents should I upload first?

Start with the ones that expire and carry penalties: the EPC, the Gas Safety certificate, the EICR and the How to Rent guide, plus your Right to Rent evidence. Adding their expiry dates is what switches on the reminders, so a certificate uploaded without a date will not warn you before it lapses.

For tenants

Joining your tenancy, the inventory, repairs, your deposit and moving out.

I am a tenant. Do I pay anything?

No. Tenants use the app free, and nothing in it is charged to a tenant. The paid extras — referencing, Zoopla listings, inventory reports and e-signing — are bought by landlords.

How do I join my tenancy?

Your landlord sends you an invitation by email with a code. Create an account, or sign in, with the email address the invitation was sent to, and the app shows the invitation for you to review and accept. If your landlord is not using ConnectLettings yet, you can invite them from the app instead.

What do I do with the move-in inventory?

Your landlord sends it to you with a review period. Go through it item by item and agree or disagree; where you disagree, add a comment and your own photos, and your landlord replies. If you do not respond before the review period ends, the report is treated as accepted, so check it in time. When the final report is published, you sign it electronically — the email comes from our signing provider, DocuSeal — and you keep a copy in your documents.

How do I report a repair?

Report it from the app with a description and photos. Your landlord sees it straight away, and you can follow who has been asked to fix it and when a visit is booked. When it is fixed, you can close it yourself.

How do I know my deposit is protected?

When your landlord records the deposit, the scheme certificate and the prescribed information are shared to your documents in the app. The app also lists the documents your landlord must give you at the start of a tenancy, and shows which you have not received yet.

How do I give notice and move out?

Give notice in the way your tenancy agreement and the law require — the app does not send or serve notices. You can record the notice you served in the app so there is a dated record, and give your forwarding address for the deposit return and any final letters.

Letti, your data and support

What the AI does, how your data is handled, and how to reach us.

What does the Letti assistant do?

Letti is an in-app assistant that answers questions about your portfolio and about UK tenancy practice, and helps you find the right screen. It can draft text for you, such as a listing description. It does not make decisions on your behalf, and it does not serve notices, move money or reject applicants.

Is my data safe?

Your data is stored in Google Cloud’s London region. Some processing, such as reading an uploaded certificate, runs in Google’s US region. We are registered with the ICO, we do not sell your data or your tenants’ data, and we share it only with the providers needed for a service you have asked for, such as the referencing provider or the portal you publish to.

Privacy policy

Can I get my data out?

Yes. Your signed agreement, your inventory reports, inspection checklists and every document shared with a tenancy can be downloaded as PDFs. You can also ask us for a copy of your personal data, or for it to be deleted, under UK GDPR.

How do I get help?

Email support@connectlettings.com or use the contact form, and Letti can answer most "where do I..." questions in the app immediately. If something has gone wrong and you want it treated formally, use the complaints process, which carries defined response times.
