An Express Check (identity and credit) is £10 per applicant; a Complete Reference (adding affordability, employer and previous-landlord references) is £20 per applicant. No subscription — you pay only when you start a reference.

How much does it cost?
Express Check is £10 per applicant and Complete Reference is £20 per applicant, charged only when you start a reference. We are not VAT registered, so no VAT is added. There is no subscription and nothing to pay in advance.
Is referencing performed by AI?
No. References are carried out by Let’s Safe using human and credit-bureau checks. AI features elsewhere in Connect Lettings are clearly labelled — referencing is not one of them.
What if I need a refund?
If a reference cannot be submitted to Let's Safe, you are refunded in full. Once it has been submitted it is not refundable, even if the applicant never completes it, because Let's Safe charges us at that point. See our refund policy.
Who decides the outcome?
You do. The reference gives you the facts — offering the tenancy is always your decision as the landlord.
