How much does it cost?
Express Check is £10 per applicant and Complete Reference is £20 per applicant, charged only when you start a reference. We are not VAT registered, so no VAT is added. There is no subscription — you pay as you go.
Is referencing performed by AI?
No. References are carried out by Let’s Safe using human and credit-bureau checks. AI features elsewhere in ConnectLettings are clearly labelled — referencing is not one of them.
What if I need a refund?
If a reference cannot be submitted to Let's Safe, you are refunded in full. Once it has been submitted it is not refundable, even if the applicant never completes it, because Let's Safe charges us at that point. See our refund policy.
Who decides the outcome?
You do. The reference gives you the facts — offering the tenancy is always your decision as the landlord.
